Base Pool Package Includes:
Architectural Plans
- All plans will be created for construction and a package will be provided for you to turn into HOA
Code Plumbing
- All Code Plumbing will be done by a licensed plumber
- All Code plumbing will meet or exceed all Local, State, & National Code
- Gas lines will be buried a minimum of 18” thick
- All gas lines will be pressure tested to ensure strength in lines
Permitting
- Outdoor Living Pool & Patio will obtain and handle all permitting that is required.
Excavation
- Pool will be laid out for your approval prior to excavation
- All walls will be hand trimmed to ensure proper thickness of walls
- Pool will be over dug to allow for 9” floors
- Access area will be graded out and cleaned up
Tile & Stone Work
- Beam & Waterline will be cleaned and prepped prior to Tile & Coping installation
- Stone will be hand selected to ensure good looking long lasting stone
- All stone will be washed prior to installation
- Premium commercial grade mortar and grout will be used in all applications
- Natural stone coping will be hand chipped on the face
- All waterfalls will be done with very small mortar joints to ensure a very natural look
- ALL TILE & STONE WORK WILL BE DONE BY AWARD WINNING MASONS
Steel Super Structure
- 3/8” Steel will be used to create a (4) bar box beam around the perimeter of the pool
- 3/8” Rebar will be placed 10” O/C in walls
- 3/8” Rebar will be placed 10” O/C in floor
- Deck dowels will be installed to tie pool into deck
- Care will be taken to make sure all steel is proper distance from dirt
Plumbing
- All Plumbing will be schedule 40 P.V.C.
- All Plumbing will be a minimum of 18” deep
- Plumbing trench will be 2ft wide to allow for pipes to lay side by side in trench instead of stacking pipes
- Main Drains will have a separate run to the equipment
Decking
- Deck area will be graded prior to deck installation
- A minimum of 4” of Screened Cushion Sand will be installed as a sub-base under decking
- #3 Rebar will be placed 16” O/C
- Additional Expansion joints will be installed
- All Concrete will have a minimum P.S.I. of 3000

- All Jandy Pool equipment will have a (3) Year Warranty
- Ask about the Outdoor Living “Platinum Warranty”
Start-Up
- Once pool is full of water, Outdoor Living will start-up all pool equipment and add all necessary chemicals needed for the initial start-up process.
- Pool School & Ownership
- Once pool has been running for 7-10 days, a service manager will meet with you and do a very thorough pool school to make sure your ownership experience is very enjoyable.
Electrical
- All Electric will be done by a licensed electrician
- All Electrical work will meet or exceed all Local, State & National code
- GFCI’s will be installed on all outlets
- Pool will be bonded for additional protection
